I'm down here in sunny South Florida. Life is good. Perfect. Can you tell these people how to fill out the contract? Sure. Well, you've got hot spots, or certain areas of the contract. Other areas were put together by the Florida Bar, which is an association of attorneys for the state of Florida. They put this contract together, and if it's good enough for them, it's good enough for us. We always use the "As Is" contract because we don't want to warranty the properties. We do a great job in renovations, but if we're selling something, it's always "As Is." Most of the properties we buy from the bank are also "As Is," so you really have to be careful. Every once in a while, somebody will sneak in a contract that's not "As Is," and then you're responsible for repairs up to 1/2 percent of the purchase price. So, what we have here is the "Owner of Record." The banks don't like that; they want the actual description. But it works in most places. You can always do an addendum to add someone's name or make changes. Here's a property that we've been looking at. It's located five blocks away. And here's where we get all the information to put onto the contract. We always buy everything in a Land Trust. It's a great vehicle for asset protection and estate planning. It gives you some anonymity and reduces risk. It's so easy and such a great vehicle for holding property. So, here we have the street address, very simple. 101 Eighty-Five Blocks Away Plumage...
